Should I get the site work done first?

            No, it isn’t a smart idea for a few reasons.  First of all, although you think you know the exact layout of the project there are many influencing factors.  Not only do you have to know where the building site is, but you also have to consider the driveway location, the septic location, the well location, property line setbacks and so on.  There are required distances from the well to the septic.  There is trench separation needed between electric and sewer and water.   Any preparation you do may be in the wrong place, and hence a waste of money.  You wouldn't want to prepare a driveway bed just to dig a trench through it later.

            Also, if you haven’t chosen your builder yet there is another concern.  As a builder, we like to work with certain subcontractors.  Since we are often given sole liability for the project, the only way we can guarantee our work is if we know what went into it, and we don’t all get along.  The last thing you need is a personality conflict on the job.
